Write a ReviewIn February 2020, when we were preparing our home for the market the pandemic hit us. We were downsizing our home and hoping to buy a townhouse in Bridgewater. We became concerned that it was the wrong time to sell our home.However, Marvin evaluated the entire process and provided invaluable advice. He thoroughly managed the process from end to end in addition to having all parties attest to conformity with COVID-19 / CDC guidelines as well as providing virtual tours in efforts to reduce unnecessary trips / false positives. His professionalism and approach made us comfortable in really moving forward in putting our house on the market.The timing could never have been better as we got an offer above our asking price and we also found a townhouse of our dreams with an amazing view from the master bedroom. After living in Union County NJ for 14 years which was a wonderful experience, I decided to return to my home country. Making such a decision meant I had to think on several factors. For example: the timing of when to resign from my job, how long the sale of my home would take and what would be my anticipated proceeds after the sale.Marvin’s knowledge of the real estate market was outstanding. He was patient and explained the process to me thoroughly to ensure I understood everything. From what to expect after the house was listed, receiving contracts, home inspection, appraisal and city inspections right through to closing and receiving my fabulous check.I must admit that his honesty allowed me to make an informed decisions. He managed each part of the process meticulously and coordinated between both attorneys as well as mortgage company to ensure a smooth process. His impeccable negotiating skills and strategic marketing allowed me to acquire more than the asking price and the timing of the closing was on track. Everyday my husband and I testify how blessed we are to have met Marvin. We decided to start a family so we needed to sell our house in order to purchase a bigger home for our growing family. I was feeling overwhelmed because we were expecting our first child in a few months and we needed the ideal home. Marvin impressed us the very first day with his responsiveness. He responded quickly to every question and concern we had and provided a lot of options. He portrayed patience and enthusiasm. With his expertise he allowed us to forget about how frustrated we felt and allowed us to transition from our old home to our new home without a glitch. We worked with Marvin to sell an investment property in Elizabeth. NJ. There were touchy situations with tenants that Marvin did not need to involve himself in, but he did and was a huge asset in bringing resolution to the situation. We are out of state investers, Marvin was great at meeting with inspectors and city officials as we navigated through the process. We had one deal that fell through, again Marvin provided great advise and was able to bring another buyer into the fold. His professionalism, knowledge, patience, market knowledge and positive attitude were great assets to have on our team. We're very grateful that we had Marvin to work with gor the sale of the property.

Marvin demonstrated he had the heart and hustle to get us a great deal on the sale of our home in Union Township NJ. I appreciated his level of optimism and his positive outlook despite operating in middle of the COVID-19 crisis in April earlier this year. I always knew Marvin would pick up my calls or respond to my texts right away. He also proactively scheduled and managed all the required inspection to ensure we closed within the agreed upon time frame. Marvin is a true professional and I would certainly recommend him.

Being a single parent is hard, being a single parent finding a realtor proved to be a little harder. After going through multiple interviews with other realtors it was simply evident that all realtors were not created equal. Marvin is indeed one in a million and his characteristics were simply professional and outstanding.Marvin is truly a guardian angel. He listened to what we were looking for and was able to find a home that was ideal for my child and I. Marvin’s pleasant countenance, communication skills and honesty made the process easier. I am in love with my house and I have Marvin the super realtor to thank for that.

What can I say, we could not have done it without Marvin. As a resident of Hillside for a number of years my husband and I made the decision to relocate to South Carolina. From the get-go Marvin distinguished himself in knowledge, experience and professionalism. Selling our home and buying another one was not an easy process. However, Marvin was able to walk us through the entire process setting timelines and delivering on these timelines. We got a tremendous offer and an expedited closing which made our final days in Hillside truly a pleasurable and memorable one. I would not hesitate to recommend Marvin to any buyer or seller. We were absolutely lucky to have found him.

In April of 2019 I wanted to sell my home. I had interviewed other realtors before I met Marvin Williams from Coldwell Banker. I was impressed with his presentation, knowledge and drive, so I decided to work with him, and I looked forward to his expertise in pricing and selling my home. Not long after I hired him, the problems began. Some of my requests were ignored. I asked Marvin to make sure that every outside door to my home would be locked by each realtor who happened to be showing the house. But repeatedly I was shocked to find my doors left unlocked, even in spite of having signs on each door asking that they be locked. While the neighborhood is a relatively safe one, you never know what the intentions are of people who visit your home when you aren’t there, and I had previously experienced a robbery that resulted from thieves who visited my home when it was for sale, noting where valuables were inside the home, and then broke in later to steal those items. I had relayed this information to Mr. Williams. The fact that realtors were leaving my home unlocked made me feel unsafe, and Marvin appeared to have little concern about it. Later on, he occasionally would come by the house at the end of the day to check and see if doors were locked, but he only came a couple of times after I made it clear how upset I was about what was going on. Twice I asked for his manager, Michael Pennisi, to contact me regarding these incidents, and Mr. Pennisi never contacted me, although I know Marvin had made the request via e-mail.I put up a sign requesting that the basement door which leads to the outside of the house remain closed and locked, and asked Marvin to indicate my request to realtors who were showing the house, yet I was disappointed to find that the basement door was repeatedly left ajar, leaving my home unprotected to thieves. When important information had changed regarding my listing, I had to ask Marvin to provide updated brochures when the listing was updated. Numerous days passed before brochures were available. We couldn’t continue to use the ones with incorrect information.My home has newly finished hardwood floors throughout the house. I asked Marvin to put up a sign for people to remove their shoes or wear shoe booties while inside the house, yet time and again I found debris and outside dirt tracked inside my home. Despite making the request of Marvin that all lights be turned off when realtors leave, lights were left on over and over again.Personal items in my home were moved, and dresser drawers were opened, which resulted in one of the knobs coming off a drawer. The dressers were not being sold with the house; why did people feel the need to open drawers that didn’t belong to them? Apparently, these disrespectful, potential buyers were not monitored or supervised as they were shown the house.In spite of all of these things the only solution that I received from Marvin when I approached him about it was a tacit response that my concerns would be addressed. His automatic response to my concerns was, “Noted.” Noted simply means you heard what I said, not that anything would necessarily be done about it. Mr. Williams was made aware of each incident, I texted him pictures of the condition I found my home in, showing doors ajar and unlocked, etc. Each time these things happened, I was shocked and appalled at Marvin’s apparent lack of concern for my property or my requests. It was frustrating to know that someone I trusted would take my concerns so lightly, even after I clearly shared my concerns. Whether I addressed these issues with Marvin in person or by phone, I was often met with the same lackadaisical, unprofessional response: silence, or stuttering his way through an excuse that didn’t adequately explain the lack of care and attention I was getting. This made everything so much more difficult than it needed to be.And yet the issues continued. When it was apparent that the house would not be sold within a timeframe known only to Marvin, my communication with him became more and more sparse. He became harder to reach, and he became less available for showings, instead preferring to rely on his wife or his team to pick up the ball. He admitted that he had 20 homes that he was listing in addition to mine, and that was spreading his time very thin in my opinion. As my home finally found a buyer, Marvin was especially neglectful towards me during the process of getting the home under contract, addressing many closing concerns and requests, and deficient in establishing strong cooperation and communication between all parties involved. Many times I felt like I was in the dark. Marvin would claim that he did not receive my phone call or text, stating that he had cell phone issues or he was “upstate” in a low coverage area. Three days had passed and I was not informed he would not be available for the final walk though, he was a no show but said he would be delayed.
